The role of the real estate broker is essentially to act as an intermediary between a buyer and a seller, so that the transaction is conducted fairly between the two parties. The broker should perfectly know how to guide, to advise and to reassure its clients in a professional manner throughout the process of buying or selling property. In order to achieve these results, the broker must master several skills prescribed by the OACIQ. Moreover, the broker must minimally possess one of two official languages (both spoken and written) and some knowledge in mathematics and computer science.
Training to become a real estate broker is no longer necessary. However, OACIQ strongly recommends you to follow a course in one of the institutions offering it. A competency framework that must be mastered in the real estate brokerage has been developed by the OACIQ in order to guide the future brokers before attempt the exam, but also in the context of their future duties. The evaluation is based on fictitious scenarios that represent the daily brokers’ reality. No note emanates from the competency examination. However, it is automatically failed if at least one of the answers listed endangers the transaction (i.e.: use of a wrong form, wrong law reference or reverse one or more stages). Calculation errors are not considered as endanger the transaction, so they can’t defeat the examination. If a person wishes to take the exam in English, he must demonstrate that it knows the French language at a level equal to a third year of high school. Finally, besides the examination, the future broker will need a broker statement by an agency director. Criminal background verification and a fee are needed for the issuance of the permit.
